How Much Does Property Management Cost in Phoenix? (2026)

Property Management in Phoenix, AZ

Property management in the Phoenix metro usually costs a monthly management fee plus a leasing fee each time a new tenant is placed, with smaller charges for renewals and account setup. At Property Plus USA, management runs $75 a month flat, 8% of rent, or 10% of rent depending on the plan, and every plan has a $500 leasing fee. For a home renting at $2,400, that works out to roughly $1,800 to $3,400 in the first year, depending on the plan you choose. The rest of this post shows exactly where those numbers come from.

The fees you will see on any Phoenix management quote

Most quotes are built from the same handful of line items. Comparing quotes is easier once you know what each one covers.

  • Monthly management fee. Either a flat dollar amount or a percentage of the rent collected. This pays for rent collection, owner statements, tenant communication and maintenance coordination.
  • Leasing or tenant placement fee. Charged when a new tenant signs a lease. This covers pricing, marketing, showings, screening and the lease itself.
  • Lease renewal fee. Charged when an existing tenant signs a new term.
  • Setup or onboarding fee. A one-time charge for opening the owner account and property file.
  • Other charges. Marketing fees, inspection fees or commissions paid to an outside agent who brings the tenant.

Ask any manager for a complete fee schedule in writing. Arizona requires a property management agreement to state the compensation terms (A.R.S. 32-2173), so nothing should come as a surprise later.

Property Plus USA plans and prices

All three plans include rental pricing analysis, marketing (including the ARMLS listing), tenant screening, online rent collection, maintenance coordination, move-in and move-out inspections, monthly and year-end statements, and ACH direct deposit to owners. All three have a $500 leasing fee.

Basic: $75 per month flat

  • Lease renewal: $199
  • File setup: $199
  • Realtor commission: $200
  • 6-month lease guarantee

Traditional: 8% of monthly rent ($89 minimum)

  • No marketing fee, no realtor commission, no file setup fee
  • Lease renewal: $150
  • 6-month lease guarantee

Property Plus: 10% of monthly rent ($125 minimum)

  • No marketing, renewal or file setup fees
  • Landlord protection up to $50,000 when Property Plus USA places the tenant, covering tenant vandalism (up to $50,000), theft (up to $25,000), lost rent during an eviction (up to 2.5 months), tenant skip (up to 2 months), service-animal damage and wrongful-eviction lawsuit defense
  • 2 interior and 2 drive-by HomeCare Checks per year

The minimums only matter on lower rents. The 8% fee reaches $89 at $1,112.50 a month in rent, and the 10% fee reaches $125 at $1,250. Above those rents, the percentage applies.

Worked example: monthly fees at three rent levels

Here is the monthly management fee alone at three rent levels.

  • $1,800 rent: Basic $75. Traditional $1,800 x 8% = $144. Property Plus $1,800 x 10% = $180.
  • $2,400 rent: Basic $75. Traditional $2,400 x 8% = $192. Property Plus $2,400 x 10% = $240.
  • $3,200 rent: Basic $75. Traditional $3,200 x 8% = $256. Property Plus $3,200 x 10% = $320.

Worked example: the full first-year cost

Monthly fees only tell part of the story. Here is a first year with one new tenant placed: 12 months of management plus the one-time fees each plan charges.

At $1,800 rent

  • Basic: ($75 x 12 = $900) + $500 leasing + $199 file setup + $200 realtor commission = $1,799
  • Traditional: ($144 x 12 = $1,728) + $500 leasing = $2,228
  • Property Plus: ($180 x 12 = $2,160) + $500 leasing = $2,660

At $2,400 rent

  • Basic: $900 + $500 + $199 + $200 = $1,799
  • Traditional: ($192 x 12 = $2,304) + $500 = $2,804
  • Property Plus: ($240 x 12 = $2,880) + $500 = $3,380

At $3,200 rent

  • Basic: $900 + $500 + $199 + $200 = $1,799
  • Traditional: ($256 x 12 = $3,072) + $500 = $3,572
  • Property Plus: ($320 x 12 = $3,840) + $500 = $4,340

Worked example: a renewal year

If the same tenant renews, there is no leasing fee. Here is a second year with one renewal.

  • Basic: $900 + $199 renewal = $1,099 at any rent level
  • Traditional: $1,728 + $150 = $1,878 at $1,800; $2,304 + $150 = $2,454 at $2,400; $3,072 + $150 = $3,222 at $3,200
  • Property Plus: no renewal fee, so $2,160 at $1,800; $2,880 at $2,400; $3,840 at $3,200

To put that in perspective, a $2,400 home brings in $28,800 a year. The Basic plan’s first year ($1,799) comes to about 6.2% of that, and its renewal year ($1,099) to about 3.8%.

What the management fee does not cover

A management fee pays for the manager’s work, not the property’s expenses. Owners still pay for:

  • Repairs and maintenance. The manager coordinates the work, but vendor invoices are paid from the owner’s funds.
  • HOA dues, property taxes, insurance and any utilities the lease leaves with the owner.
  • Make-ready work between tenants, such as paint, cleaning and carpet.
  • Legal costs if an eviction goes to court. Evictions are handled through counsel. On the Property Plus plan, lost rent during an eviction (up to 2.5 months) and wrongful-eviction lawsuit defense are part of the landlord protection when we placed the tenant.

Budget for these regardless of who manages the home. A management quote that looks cheap can cost more if it comes with frequent vacancies or poorly controlled repair bills.

How to choose between the plans

The right plan depends less on the rent and more on how much risk you want to carry.

  • Basic suits owners who want professional leasing, rent collection and maintenance coordination at a predictable flat price, and who are comfortable carrying their own risk on damage and evictions.
  • Traditional suits owners who want to avoid setup and commission charges and pay a lower renewal fee, with a fee that moves with the rent.
  • Property Plus suits owners who want the landlord protection and scheduled HomeCare Checks, and who prefer no renewal or setup fees at all. It costs the most per month, but one covered eviction or vandalism claim can be worth more than several years of the difference.

Whichever plan you pick, management fees are generally deductible. IRS Publication 527 lists management fees among the common expenses of renting residential property.
