Landlord Protection vs Rent Guarantee: What Owners Should Know

Property Management in Phoenix, AZ

Landlord protection is coverage built into a management plan that pays the owner back for specific tenant-caused losses, such as unpaid rent during an eviction or damage beyond the deposit. It isn’t a promise that rent arrives every month no matter what. At Property Plus USA, the Property Plus plan (10% of rent) includes landlord protection up to $50,000 when we place the tenant. It covers vandalism, theft, lost rent during an eviction, tenant skips, service-animal damage and wrongful-eviction lawsuit defense. Here is what that means in dollars, and how it differs from a “rent guarantee.”

Rent guarantee vs landlord protection

Owners often search for “rent guarantee property management” when what they want is protection from the worst-case tenant. The two terms describe different things.

  • Rent guarantee programs generally promise to pay rent on a schedule even if the tenant doesn’t, usually with conditions, waiting periods and caps. The details vary widely, so read the terms closely.
  • Landlord protection, as we offer it, reimburses defined losses tied to a tenant we placed: lost rent during an eviction, rent lost when a tenant skips, damage and theft, plus legal defense if a tenant sues for wrongful eviction.

Either way, the questions are the same: what is covered, how much, for how long, and what conditions apply?

What the Property Plus plan covers

When Property Plus USA places the tenant, the Property Plus plan includes landlord protection up to $50,000:

  • Tenant vandalism: up to $50,000
  • Theft: up to $25,000
  • Lost rent during an eviction: up to 2.5 months
  • Tenant skip (a tenant who leaves without notice): up to 2 months of rent
  • Service-animal damage
  • Wrongful-eviction lawsuit defense

The plan also has no marketing, renewal or file setup fees, and it includes 2 interior and 2 drive-by HomeCare Checks per year. Those checks help catch problems early, before they turn into claims.

The key condition: we place the tenant

Protection applies to tenants Property Plus USA places. It does not extend to a tenant who was already in the home when you came to us. If you are switching managers with a tenant in place, ask us how protection would apply once that home is re-leased.

Worked example: what one bad event costs

Here is the rent exposure for the two covered events owners worry about most, at three rent levels:

  • $1,800 rent: eviction lost rent, 2.5 months x $1,800 = $4,500. Tenant skip, 2 months x $1,800 = $3,600.
  • $2,400 rent: eviction lost rent, 2.5 x $2,400 = $6,000. Tenant skip, 2 x $2,400 = $4,800.
  • $3,200 rent: eviction lost rent, 2.5 x $3,200 = $8,000. Tenant skip, 2 x $3,200 = $6,400.

Now the extra cost of the Property Plus plan compared with our $75 flat Basic plan, in a renewal year with no leasing fee:

  • $1,800 rent: Property Plus $180 x 12 = $2,160. Basic $900 + $199 renewal = $1,099. Difference: $1,061.
  • $2,400 rent: $240 x 12 = $2,880 vs $1,099. Difference: $1,781.
  • $3,200 rent: $320 x 12 = $3,840 vs $1,099. Difference: $2,741.

At $2,400 rent, one covered eviction ($6,000 of rent) is worth more than three years of that difference ($1,781 x 3 = $5,343), before counting damage or legal defense.

Why eviction exposure matters in Arizona

Arizona’s eviction process moves faster than in many states, but the lost rent still adds up. You give notice, file, attend a hearing, wait for a judgment and the writ, then turn the home over before a new tenant moves in. Our Arizona eviction process guide walks through each stage. Evictions for Property Plus USA clients are handled through counsel.

The other expense is damage. Arizona caps security deposits at one and a half months’ rent (A.R.S. 33-1321), so a serious damage claim can easily exceed the deposit. Vandalism coverage up to $50,000 and theft coverage up to $25,000 fill that gap for tenants we placed.

Protection does not replace insurance or screening

Landlord protection is one layer. You still want:

  • A landlord insurance policy. It covers the structure, liability and perils such as fire that have nothing to do with tenant behavior. Talk with your insurance agent about a policy written for rentals, since a homeowner’s policy may not fit a tenant-occupied home.
  • Careful screening. Protection is a backstop, not a substitute for choosing well. See how we approach it in our tenant screening guide.
  • Good records. Move-in and move-out inspections with photos, included in every plan, are what show the difference between tenant damage and normal wear. They support any claim and any deposit deduction.
  • Reserves. Repairs from normal wear, appliance failures and HVAC service are ownership costs, not tenant damage.

Questions to ask about any protection program

Whether you are reading our terms or comparing another offer, get clear answers to these:

  • Which tenants qualify? Only new placements, or tenants already in place?
  • What events are covered, and what is the cap for each?
  • How many months of rent are covered, and when does the clock start?
  • Is legal defense included if a tenant sues?
  • Who files the claim, and what documents are needed?
  • What happens to coverage when a lease renews?
  • What are the exclusions, such as normal wear and tear or conditions that existed before move-in?

Good programs are specific. If the answers are vague, treat the protection as worth less than the marketing suggests.

Who should consider the Property Plus plan

It tends to fit owners who:

  • Could not comfortably absorb $5,000 to $8,000 of lost rent in a single year.
  • Live out of state and value the scheduled HomeCare Checks.
  • Own a higher-rent home, where an eviction or skip costs more in absolute dollars.
  • Prefer one percentage fee with no renewal or setup charges.

Owners with large reserves and a high tolerance for risk may prefer the Basic ($75 flat) or Traditional (8%) plan. Both include a 6-month lease guarantee, which is separate from the landlord protection described here. Ask us for its terms.

Frequently asked questions

What is landlord protection in property management?

It is coverage included in a management plan that reimburses specific tenant-caused losses. With our Property Plus plan, that means up to $50,000 for tenants we place, covering vandalism, theft, eviction lost rent, tenant skips, service-animal damage and wrongful-eviction defense.

Is landlord protection the same as a rent guarantee?

No. A rent guarantee generally promises scheduled rent payments, while our landlord protection reimburses defined losses, such as up to 2.5 months of lost rent during an eviction or up to 2 months after a tenant skip.

How much does the Property Plus plan cost?

10% of monthly rent with a $125 minimum, plus the $500 leasing fee all plans have. There are no marketing, renewal or file setup fees.

Does landlord protection cover a tenant who is already living in my home?

No. It applies when Property Plus USA places the tenant. Ask us how it would apply once your home is re-leased.

Do I still need landlord insurance?

Yes. Landlord protection covers tenant-related losses. A landlord insurance policy covers the structure, liability and perils such as fire, so talk with your insurance agent.

What does tenant skip coverage mean?

If a tenant we placed leaves without notice and stops paying, the plan covers up to 2 months of rent. On a $2,400 rental, that is up to $4,800.

What are HomeCare Checks?

Scheduled property checks included in the Property Plus plan: 2 interior and 2 drive-by checks per year.

Do the other plans have any guarantee?

The Basic and Traditional plans include a 6-month lease guarantee, which is separate from landlord protection. Ask us for its terms.
