Ahwatukee, Phoenix rental management · plans from $75/mo
Who manages rental homes in Ahwatukee?
Property Plus USA manages single-family rental homes in Ahwatukee, from pricing and tenant screening to rent collection, maintenance and year-end statements. We’re a Chandler-based company led by Designated Broker Kirsten Shafer (Arizona broker license BR535992000), and we manage hundreds of homes across the Phoenix metro and Pinal County.
Ahwatukee Foothills is an urban village of the City of Phoenix, south of South Mountain. Phoenix annexed it in stages from 1980 to 1987, so Phoenix city rules apply, and homes carry Phoenix addresses in the 85044, 85045 and 85048 ZIP codes.

Ahwatukee rental snapshot
Updated October 2026.
- Population: 69,407 in the Ahwatukee Foothills Village primary care area, from the Arizona Department of Health Services’ 2021 Statistical Profile (published 2022). The Census Bureau doesn’t publish QuickFacts for Ahwatukee because it isn’t a separate city or census-designated place.
- Location: I-10 runs along the east side, the South Mountains to the north, and the Gila River Indian Community and Loop 202 to the west and south.
- Commute: I-10 connects north to Tempe, Sky Harbor and downtown Phoenix and south toward Chandler. The 22-mile Loop 202 South Mountain Freeway opened fully in December 2019, linking Ahwatukee to Laveen and the West Valley.
- Schools: K–8 students attend Kyrene School District schools, and high school students attend Desert Vista or Mountain Pointe high schools in Tempe Union High School District.
- Rents: we don’t quote an area-wide median here because public rent data isn’t published for Ahwatukee alone. We price each home with a current rental analysis based on nearby comparable leases.
Local rules Ahwatukee owners should know
This isn’t legal advice, but because Ahwatukee is part of Phoenix, these rules apply.
- County registration. Register the home with the Maricopa County Assessor before a tenant moves in (A.R.S. 33-1902). Owners who live outside Arizona must name an Arizona statutory agent.
- No city rental tax on long-term leases. Phoenix stopped collecting rental sales tax on residential leases of 30 days or more on January 1, 2025, when state law barred it (A.R.S. 42-6004(H)).
- Short-term rentals. Phoenix’s program took effect November 6, 2023. Phoenix requires a short-term rental permit ($250 initial and at each renewal) through its SHAPE PHX portal, notice to adjacent neighbors with a signed attestation, and the permit number in every ad. Court-adjudicated violations carry minimum penalties of $500, $1,000 and $3,500 (or one, two or three nights’ rent), and a permit can be suspended for 12 months. Under state law (A.R.S. 9-500.39), an accessory dwelling unit approved on or after September 14, 2024 can be subject to an owner-occupancy requirement if it’s used as a short-term rental.
- Deposits and notices. Deposits are capped at one and a half months’ rent (A.R.S. 33-1321). Nonpayment notices give 5 days and most other violations 10 days (A.R.S. 33-1368), and month-to-month tenancies need 30 days’ notice to end (A.R.S. 33-1375). See our Arizona landlord-tenant law guide.
Ahwatukee neighborhoods and communities
Ahwatukee’s rental homes are spread across established HOA communities such as The Foothills, Club West, Mountain Park Ranch and Lakewood. Most Ahwatukee subdivisions have an HOA with its own CC&Rs, so check them before you list.
Arizona law (A.R.S. 33-1806.01) lets you rent unless the declaration prohibits it, but you must follow any rental time period rules in the CC&Rs. An HOA can collect only basic tenant details and charge up to $25 per new tenancy. We review the CC&Rs before listing and handle HOA registration for each new tenant.
We also manage nearby in Phoenix, Chandler and Tempe.
