Who manages rental homes in Apache Junction?

Property Plus USA manages single-family rental homes in Apache Junction, handling pricing, tenant screening, rent collection, maintenance and owner statements. We’re based in Chandler, led by Designated Broker Kirsten Shafer (Arizona broker license BR535992000), and we manage hundreds of homes across the Phoenix metro and Pinal County.

Apache Junction sits at the foot of the Superstition Mountains on US 60, at the eastern edge of the metro. Most of the city is in Pinal County, with a small area on its west side in Maricopa County, so a few rules depend on which county your parcel is in.

Apache Junction rental snapshot

Updated October 2026. Population, housing and rent figures come from U.S. Census Bureau QuickFacts.

  • Population: 45,672 (Census Bureau Vintage 2025 estimate for July 1, 2025), up from 38,499 in the April 2020 Census.
  • Renters: the owner-occupied rate is 79.1% (American Community Survey 2020–2024), so roughly one in five occupied homes is rented.
  • Rents and values: median gross rent was $1,146 and the median owner-occupied home value was $211,500 (ACS 2020–2024). That rent figure is a five-year average across every rental type, so it isn’t a price for a single-family home today. We price each home with a current rental analysis.
  • Growth: Superstition Vistas, on Arizona State Trust land south of Elliot Road between Meridian and Idaho roads, broke ground in December 2021 on a 2,783-acre parcel planned for about 10,500 homes (groundbreaking report, December 2021). Its first community, Blossom Rock, launched with 554 homes in phase one (KTAR, August 2023).
  • Schools: Apache Junction Unified School District serves Apache Junction, Gold Canyon and Queen Valley.
  • Commute: US 60 (the Superstition Freeway) runs west to Mesa, Tempe and Phoenix; downtown Phoenix is about 33 miles away. State Route 88, the old Apache Trail, heads northeast toward the lakes.
  • Utilities and services: water comes from either the Apache Junction Water District, which serves city and county customers, or Arizona Water Company’s Apache Junction system, depending on the address. Fire and EMS are provided by the Superstition Fire & Medical District.

Local rules Apache Junction owners should know

This isn’t legal advice, but these are the rules that come up most often for Apache Junction rentals.

  • County rental registration. A.R.S. 33-1902 requires every residential rental to be registered with the assessor of the county where it sits, which is Pinal County for most Apache Junction homes and Maricopa County for the small Maricopa section. Owners who live outside Arizona must name an Arizona statutory agent. A newly acquired rental that isn’t registered can draw a $1,000 civil penalty plus $100 a month until it’s fixed.
  • No city rental tax on long-term leases. Since January 1, 2025, cities can’t levy transaction privilege tax on residential rentals (A.R.S. 42-6004(H)). Rentals under 30 days are still taxed as lodging.
  • Short-term rentals. State law (A.R.S. 9-500.39) bars cities from banning short-term rentals but lets them require a permit (fee capped at $250), a 24/7 emergency contact, neighbor notification and liability insurance. Check current City of Apache Junction requirements and your HOA’s CC&Rs before listing a home for stays under 30 days, and get an Arizona Department of Revenue TPT license.
  • Deposits and notices. Security deposits are capped at one and a half months’ rent (A.R.S. 33-1321). A tenant who hasn’t paid rent gets a 5-day notice, and most other lease violations get a 10-day notice (A.R.S. 33-1368). See our guides to security deposits and the eviction process.

Apache Junction neighborhoods and communities

Apache Junction’s rental homes range from established neighborhoods near the city center and the Superstition foothills to new construction on the south side. Blossom Rock at Superstition Vistas, near Ironwood and Ray roads, is being built by Brookfield Residential with Lennar, David Weekley Homes, Pulte Homes and Tri Pointe Homes.

Newer subdivisions usually have an HOA. Arizona law limits what an HOA can collect when you rent: adult occupants’ names and contact information, lease dates and vehicle details, with a fee of up to $25 per new tenancy (A.R.S. 33-1806.01). CC&Rs can still set minimum lease terms, so we read them before we list.

Owning nearby? We also manage in Gold Canyon, Mesa and San Tan Valley.

Is Apache Junction in Pinal County or Maricopa County?

Both. Most of the city is in Pinal County, and a small area on its west side is in Maricopa County, so register your rental with the assessor of the county your parcel is in.

Can I run a short-term rental in Apache Junction?

Arizona law (A.R.S. 9-500.39) doesn’t let cities ban short-term rentals, but they can require a permit, an emergency contact and neighbor notification. Check current city requirements and your HOA’s CC&Rs, and get a TPT license from the Arizona Department of Revenue first.

What is Superstition Vistas?

It’s a large area of Arizona State Trust land on the south side of Apache Junction where master-planned communities are being built. The first 2,783-acre parcel, which includes Blossom Rock, is planned for about 10,500 homes.

Which school district serves Apache Junction rentals?

Apache Junction Unified School District serves Apache Junction, Gold Canyon and Queen Valley. Tenants should confirm school boundaries with the district for a specific address.

Who provides water to Apache Junction homes?

It depends on the address: the Apache Junction Water District serves some homes and Arizona Water Company serves others. We confirm the provider when we set up utilities for a new tenant.

How much does property management cost in Apache Junction?

Plans start at $75 per month on our Basic plan. The Traditional plan is 8% of monthly rent ($89 minimum) and the Property Plus plan is 10% ($125 minimum); every plan has a $500 leasing fee.

What does the landlord protection on the Property Plus plan cover?

When Property Plus USA places the tenant, the plan covers up to $50,000, including tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction (up to 2.5 months) and tenant skip (up to 2 months). It also covers service-animal damage and wrongful-eviction lawsuit defense.

Do I still pay city rental sales tax on a long-term lease?

No. Since January 1, 2025, Arizona law (A.R.S. 42-6004(H)) bars cities and towns from levying transaction privilege tax on residential rentals, which covers leases of 30 days or more. Short-term rentals under 30 days are still taxed as transient lodging.

Do I have to register my Apache Junction rental?

Yes. A.R.S. 33-1902 requires registration with the county assessor, which is Pinal County for most of the city and Maricopa County for the small western section. Out-of-state owners must also name an Arizona statutory agent.

What can my HOA require when I rent out my home?

Under A.R.S. 33-1806.01, an HOA can ask only for adult occupants’ names and contact information, lease dates and vehicle information (plus a photo ID in age-restricted communities), and it can charge up to $25 per new tenancy. Your CC&Rs can still set leasing rules, such as minimum lease terms, which we review before listing.

How large a security deposit can I collect?

Arizona caps security deposits, including prepaid rent, at one and a half months’ rent (A.R.S. 33-1321). After move-out, the landlord has 14 business days to return the deposit with an itemized list of deductions.
