Litchfield Park, AZ rental management · plans from $75/mo
Litchfield Park property management for single-family rentals
Property Plus USA (also known as AZ Property Experts) manages single-family rental homes in Litchfield Park and the surrounding 85340 area. We are a Chandler-based property management company serving the Phoenix metro, with Designated Broker Kirsten Shafer (Arizona broker license BR535992000).
Litchfield Park is small and mostly owner-occupied, which means each rental stands out. Good presentation, accurate pricing and careful screening matter. Updated October 2026.
What we do for Litchfield Park owners
We handle the day-to-day work of renting a Litchfield Park home: a rental pricing analysis, marketing (including the ARMLS listing service used across the Phoenix area), tenant screening, leasing, online rent collection, maintenance coordination with 24/7 emergency response, move-in and move-out inspections, and HOA registration help. Owners get monthly and year-end statements and ACH deposits through the Rentvine owner portal. If an eviction is needed, we handle it through counsel.
Every plan has a $500 leasing fee. Monthly plans start at a $75 flat fee. See the pricing page for what each plan includes, or read more on our owner services page.
Litchfield Park rental snapshot
- Population: 6,727 on July 1, 2025, down 1.8% from the April 2020 estimates base, according to U.S. Census Bureau QuickFacts (Vintage 2025). Unlike its neighbors, the city itself is largely built out.
- Ownership: 84.8% of occupied homes are owner-occupied (Census American Community Survey, 2020–2024), so rental supply inside city limits is limited.
- Rent level: median gross rent was $1,922 in the Census Bureau’s 2020–2024 American Community Survey. That figure covers all rental types, so we price from current comparable homes.
- History: Goodyear Tire and Rubber founded the community in 1916 to grow cotton for tire cords, and The Wigwam opened to the public in 1929. The city incorporated in 1987 (Arizona Commerce Authority profile).
- Commute: Luke Air Force Base is a short drive north, and I-10 and Loop 303 connect tenants to jobs across the West Valley.
Local rules Litchfield Park owners should know
Short-term rental permit
Litchfield Park requires an annual Short-Term Vacation Rental Permit ($250) under its city code, plus a city business license for each rental location ($75 a year plus a one-time $10 processing fee), according to the city’s Short-Term Vacation Rentals page. The application must be notarized and include your state TPT license and city business license numbers. Within 10 days of receiving the permit you must notify neighboring single-family properties and provide proof of at least $500,000 in liability insurance. Contact information for the owner or a designee and an emergency contact must be posted within three feet of the main entrance.
County registration and tax
All rentals must be registered with the Maricopa County Assessor under A.R.S. 33-1902, and out-of-state owners must designate an Arizona statutory agent. City TPT on long-term residential rentals ended January 1, 2025, per the Arizona Department of Revenue; short-term stays under 30 days are still taxed.
City limits vs. mailing address
Many homes with a Litchfield Park mailing address are outside city limits, in unincorporated Maricopa County or a neighboring city. Which rules apply depends on the jurisdiction, not the ZIP code, so we confirm it for each property. This is general information, not legal advice.
Litchfield Park neighborhoods and communities
- The historic core: tree-lined streets near The Wigwam and the original Goodyear-era village, with a mix of older custom homes and HOA neighborhoods.
- Golf-course and resort-adjacent neighborhoods: homes near The Wigwam’s courses that attract tenants looking for a quieter setting.
- Newer subdivisions in the 85340 area: many are outside city limits, so county rules or a neighboring city’s rules may apply instead.
Schools are a draw for family renters. Litchfield Park is served by the Agua Fria Union High School District, and we confirm elementary boundaries for each address. Water and wastewater in the area are provided by Liberty Utilities (Litchfield Park Service Company).
Most neighborhoods have an HOA. Under A.R.S. 33-1806.01, the association can ask for tenant names, lease dates and vehicle information, but it cannot require a copy of the lease or the tenant’s credit report. We handle that registration for you.
Flat fee or percentage: choosing a plan for your Litchfield Park rental
The right plan depends on your rent level, how hands-on you want to be, and how much risk you want to carry.
- Basic, $75 a month flat. The fee stays the same as rent rises. Lease renewals are $199, file setup is $199, and a $200 realtor commission applies. Includes a 6-month lease guarantee.
- Traditional, 8% of monthly rent ($89 minimum). No marketing fee, no realtor commission and no file setup fee. Renewals are $150. Includes a 6-month lease guarantee.
- Property Plus, 10% of monthly rent ($125 minimum). No marketing, renewal or file setup fees. When we place the tenant, it adds landlord protection up to $50,000 (tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction up to 2.5 months, tenant skip up to 2 months, service-animal damage, and wrongful-eviction lawsuit defense), plus two interior and two drive-by HomeCare Checks a year.
A flat fee can make sense for higher-rent homes because the cost does not grow with the rent. Owners who live out of state or want fewer surprise costs may prefer Property Plus for the protection and inspections. Compare the details on our pricing page.
We also manage in nearby Goodyear, Avondale and Buckeye.
