Tolleson property management for single-family rentals

Property Plus USA (also known as AZ Property Experts) manages single-family rental homes in Tolleson and nearby 85353 neighborhoods along the I-10 corridor. We are a Chandler-based property management company serving the Phoenix metro, with Designated Broker Kirsten Shafer (Arizona broker license BR535992000).

Tolleson is a small city with a large share of renters and quick freeway access, which keeps demand steady for well-maintained single-family homes. Updated October 2026.

What we do for Tolleson owners

We handle the day-to-day work of renting a Tolleson home: a rental pricing analysis, marketing (including the ARMLS listing service used across the Phoenix area), tenant screening, leasing, online rent collection, maintenance coordination with 24/7 emergency response, move-in and move-out inspections, and HOA registration help. Owners get monthly and year-end statements and ACH deposits through the Rentvine owner portal. If an eviction is needed, we handle it through counsel.

Every plan has a $500 leasing fee. Monthly plans start at a $75 flat fee. See the pricing page for what each plan includes, or read more on our owner services page.

Tolleson rental snapshot

  • Population: 9,224 on July 1, 2025, up 27.8% from the April 2020 estimates base, according to U.S. Census Bureau QuickFacts (Vintage 2025).
  • Renter share: only 41.7% of occupied homes are owner-occupied (Census American Community Survey, 2020–2024), so most Tolleson households rent.
  • Rent level: median gross rent was $1,309 in the Census Bureau’s 2020–2024 American Community Survey. That includes apartments and older units, so single-family homes are priced from current comparable rentals.
  • Economy and commute: the Arizona Commerce Authority’s Tolleson profile describes a base in retail, manufacturing, and warehousing and distribution, with access to I-10, Loop 101 and State Route 85.
  • History: founded in 1912 by W.G. Tolleson and incorporated in 1929 (Arizona Commerce Authority).

Local rules Tolleson owners should know

Short-term rentals

We did not find a Tolleson-specific short-term rental permit program as of October 2026. State law (A.R.S. 9-500.39) bars cities from banning short-term rentals but lets them require a permit, an emergency contact, neighbor notice and $500,000 in liability insurance. Stays under 30 days need a state TPT license. Confirm current rules with the city before listing.

County registration

Every rental must be registered with the Maricopa County Assessor under A.R.S. 33-1902. Owners who live outside Arizona must also designate an Arizona statutory agent to accept legal papers.

Rental tax

Arizona ended city TPT on long-term residential rentals on January 1, 2025, per the Arizona Department of Revenue. Leases of 30 days or more no longer carry that tax.

City limits and housing help

Some homes with a Tolleson mailing address are inside Phoenix or Avondale city limits, and those cities’ rules apply instead. We confirm jurisdiction for each property. The City of Tolleson’s Housing and Revitalization Division (623-936-2728) can answer questions about local housing programs. This is general information, not legal advice.

Tolleson neighborhoods and communities

Tolleson’s housing includes older homes near the original town center along Van Buren Street, newer single-family subdivisions, and nearby 85353 neighborhoods in Phoenix’s Estrella area. Many newer subdivisions have HOAs with rules on parking, landscaping and leasing.

  • Near the civic center and Van Buren Street: older homes, often without an HOA, close to city services.
  • Newer subdivisions: HOA-governed homes that appeal to tenants who want newer construction and freeway access.
  • Tenants working nearby: the warehousing and distribution employers along I-10 and Loop 101 make Tolleson convenient for many tenants.

High school students in the area are generally served by the Tolleson Union High School District, with several elementary districts feeding into it. We confirm school boundaries for each listing.

Flat fee or percentage: choosing a plan for your Tolleson rental

The right plan depends on your rent level, how hands-on you want to be, and how much risk you want to carry.

  • Basic, $75 a month flat. The fee stays the same as rent rises. Lease renewals are $199, file setup is $199, and a $200 realtor commission applies. Includes a 6-month lease guarantee.
  • Traditional, 8% of monthly rent ($89 minimum). No marketing fee, no realtor commission and no file setup fee. Renewals are $150. Includes a 6-month lease guarantee.
  • Property Plus, 10% of monthly rent ($125 minimum). No marketing, renewal or file setup fees. When we place the tenant, it adds landlord protection up to $50,000 (tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction up to 2.5 months, tenant skip up to 2 months, service-animal damage, and wrongful-eviction lawsuit defense), plus two interior and two drive-by HomeCare Checks a year.

A flat fee can make sense for higher-rent homes because the cost does not grow with the rent. Owners who live out of state or want fewer surprise costs may prefer Property Plus for the protection and inspections. In a renter-heavy city, careful screening and the Property Plus plan’s eviction lost-rent coverage can reduce the cost of a bad placement. Compare the details on our pricing page.
