Buckeye, AZ rental management · plans from $75/mo
Buckeye property management for single-family rentals
Property Plus USA (also known as AZ Property Experts) manages single-family rental homes in Buckeye, from Verrado and Sundance to newer subdivisions along the I-10 corridor. We are a Chandler-based property management company working across the Phoenix metro, and our Designated Broker, Kirsten Shafer, holds Arizona broker license BR535992000.
Buckeye owners face a market that is growing fast, with new homes and new rentals coming online each year. That makes pricing, screening and HOA compliance more important, not less. Updated October 2026.
What we do for Buckeye owners
We handle the day-to-day work of renting a Buckeye home: a rental pricing analysis, marketing (including the ARMLS listing service used across the Phoenix area), tenant screening, leasing, online rent collection, maintenance coordination with 24/7 emergency response, move-in and move-out inspections, and HOA registration help. Owners get monthly and year-end statements and ACH deposits through the Rentvine owner portal. If an eviction is needed, we handle it through counsel.
Every plan has a $500 leasing fee. Monthly plans start at a $75 flat fee. See the pricing page for what each plan includes, or read more on our owner services page.
Buckeye rental snapshot
- Population: 125,445 as of July 1, 2025, up 37.1% from the April 2020 base, according to U.S. Census Bureau QuickFacts (Vintage 2025 estimates, released May 2026).
- Ownership: 86.0% of occupied homes are owner-occupied (Census American Community Survey, 2020–2024), so single-family rentals compete in a mostly owner-occupied market.
- Rent level: the Census Bureau’s 2020–2024 American Community Survey puts Buckeye’s median gross rent at $1,963. That figure covers all rental types and is a multi-year average, so we price each home from current comparable rentals.
- Growth ahead: Howard Hughes’ Teravalis, north of I-10, is planned for up to 100,000 homes, and Verrado Marketplace is expected to add about 1,500 permanent jobs at buildout (H&LA Advisors, March 2026).
- Jobs and commute: the Arizona Commerce Authority’s Buckeye profile cites 16 miles of I-10 frontage, State Route 85, and distribution centers for Walmart and Ross Dress for Less. Many tenants commute east on I-10 or use Loop 303.
Local rules Buckeye owners should know
County rental registration
Arizona law (A.R.S. 33-1902) requires you to keep your name, address, phone number and the parcel information on file with the Maricopa County Assessor, and to update it within 10 days of any change. If you live outside Arizona you must also designate an in-state statutory agent. A city can impose civil penalties for noncompliance, and a tenant can end the lease if the information is not on file.
Rental tax
Buckeye’s older city web page still describes a 2% city rental tax, but Arizona eliminated city TPT on long-term residential rentals effective January 1, 2025, per the Arizona Department of Revenue. Stays under 30 days are still taxed as transient lodging.
Short-term rentals
Under A.R.S. 9-500.39, Arizona cities cannot ban short-term rentals but may require a permit (fee capped at $250), an emergency contact, neighbor notice and at least $500,000 in liability insurance. We did not find a Buckeye-specific short-term rental permit program on the city’s website as of October 2026, so confirm with the City of Buckeye before you list. Your HOA’s CC&Rs may also set minimum lease terms.
Water and utilities
Depending on where the home is, water comes from Buckeye Water Resources, EPCOR or AZ Water Company, according to the City of Buckeye. We confirm the provider for each address so move-ins and move-outs are handled correctly. This is general information, not legal advice. For more, see our guide to Arizona landlord-tenant laws.
Buckeye neighborhoods and communities
Most Buckeye rentals sit inside master-planned communities with an HOA, so the CC&Rs matter as much as the city code.
- Verrado: a master-planned community at the base of the White Tank Mountains, near the new Verrado Marketplace. Part of Verrado is served by the Agua Fria Union High School District (Verrado High School).
- Sundance, Westpark and nearby subdivisions: established neighborhoods south of I-10, closer to downtown Buckeye and the Buckeye Union High School District schools (Buckeye Union, Estrella Foothills and Youngker).
- Tartesso and Festival Ranch: communities north of I-10 that tend to suit tenants who want newer homes and are comfortable with a longer drive.
- Sun City Festival: an age-restricted 55+ community. Tenants must meet the age rules, which narrows the applicant pool.
- Teravalis and The Landing: large planned developments that will shape Buckeye’s rental supply over the coming years.
Before we list a home, we review the HOA’s leasing rules and register the tenant with the association as the CC&Rs require.
Flat fee or percentage: choosing a plan for your Buckeye rental
The right plan depends on your rent level, how hands-on you want to be, and how much risk you want to carry.
- Basic, $75 a month flat. The fee stays the same as rent rises. Lease renewals are $199, file setup is $199, and a $200 realtor commission applies. Includes a 6-month lease guarantee.
- Traditional, 8% of monthly rent ($89 minimum). No marketing fee, no realtor commission and no file setup fee. Renewals are $150. Includes a 6-month lease guarantee.
- Property Plus, 10% of monthly rent ($125 minimum). No marketing, renewal or file setup fees. When we place the tenant, it adds landlord protection up to $50,000 (tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction up to 2.5 months, tenant skip up to 2 months, service-animal damage, and wrongful-eviction lawsuit defense), plus two interior and two drive-by HomeCare Checks a year.
A flat fee can make sense for higher-rent homes because the cost does not grow with the rent. Owners who live out of state or want fewer surprise costs may prefer Property Plus for the protection and inspections. In a market with a steady flow of new-build rentals, the Property Plus plan’s HomeCare Checks also help you keep a newer home in lease-ready condition. Compare the details on our pricing page.

Buckeye’s population was 125,445 on July 1, 2025, up 37.1% from the April 2020 base, according to U.S. Census Bureau QuickFacts (Vintage 2025). Large planned communities such as Teravalis will add more homes over time.
We did not find a Buckeye-specific short-term rental permit program as of October 2026, but state law lets cities require one, so confirm with the city before listing. You still need a state TPT license for stays under 30 days and must register the home with the Maricopa County Assessor.
It depends on the address: the City of Buckeye lists Buckeye Water Resources, EPCOR and AZ Water Company as providers. We confirm the provider for each home before move-in.
Several districts serve Buckeye. High schools include Buckeye Union, Estrella Foothills and Youngker in the Buckeye Union High School District, and Verrado High in the Agua Fria Union High School District, so check the boundary for each address.
Sun City Festival is an age-restricted 55+ community, so tenants must meet its age rules and the association’s leasing requirements. We review the CC&Rs and screen for eligibility before listing.
Plans start at $75 a month flat (Basic), or 8% of monthly rent with an $89 minimum (Traditional), or 10% with a $125 minimum (Property Plus). Every plan has a $500 leasing fee.

No. Arizona eliminated city transaction privilege tax on residential rentals of 30 days or more effective January 1, 2025, according to the Arizona Department of Revenue. Short-term stays under 30 days are still taxable and need a TPT license.
Yes. A.R.S. 33-1902 requires owners of residential rental property to keep their contact and parcel information on file with the Maricopa County Assessor and update it within 10 days of a change. Owners who live outside Arizona must also name an in-state statutory agent.
Only if the community’s declaration (CC&Rs) prohibits or limits rentals. Under A.R.S. 33-1806.01 an HOA can ask for tenant names, contact details, lease dates and vehicle information and charge up to $25 per new tenancy, but it cannot require copies of the lease, application or credit report.
Up to one and a half months’ rent under A.R.S. 33-1321. The deposit, minus itemized deductions, must be returned within 14 days (excluding weekends and holidays) after the tenancy ends and the tenant asks for it.
