Casa Grande rental snapshot

Updated October 2026. Public figures, with sources and dates. For your home we price from current comparable rentals.

  • Population: 69,753 on July 1, 2025, up from an April 2020 base of 53,705, an increase of about 30% (U.S. Census Bureau QuickFacts, Vintage 2025 estimates).
  • Ownership and rent: 72.8% of homes are owner-occupied and the median gross rent is $1,386 (Census American Community Survey 2020 to 2024). It is a five-year figure across all rentals, not a current asking rent.
  • Housing demand: the city’s 2025 to 2029 Consolidated Plan cites its 2023 Housing Demand Study, which projected a need through 2030 for 4,065 single-family homes, 1,435 multifamily units and 840 build-to-rent homes, among other housing types.
  • Lucid Motors: Lucid builds its electric vehicles at its Casa Grande plant. In June 2026 the company laid off 705 employees there while cutting about 18% of its U.S. workforce (AZFamily, June 23, 2026), and said its commitment to Casa Grande had not changed.
  • Manufacturing and data centers: Kohler opened a manufacturing plant in Casa Grande in May 2024 (Arizona Commerce Authority). On October 1, 2026, the city’s Planning and Zoning Commission approved a conditional use permit for the 954-acre Grande Valley Data Center about 8 miles from downtown (KJZZ, October 2, 2026).
  • Commute: I-10 runs north to Chandler and Phoenix and south to Tucson, I-8 heads west toward Gila Bend and Yuma, and SR-287 connects Casa Grande with Coolidge and Florence.
  • Utilities: Arizona Public Service (APS) provides electricity in Casa Grande. Water and sewer providers vary by subdivision, so we confirm them by address for each home.

Local rules Casa Grande owners should know

These are the rules that come up most often. This isn’t legal advice; see our Arizona landlord-tenant law guide for more.

  • Register with the Pinal County Assessor. A.R.S. 33-1902 requires rental owners to file their contact details and the property’s address, parcel number and year built with the county assessor, using Pinal County’s Notification of Arizona Residential Rental Property form. The fee is capped at $10, changes must be filed within 10 days, and owners who live outside Arizona must also record an Arizona statutory agent. The Assessor’s Office (520-866-6361) can confirm your filing.
  • No rental tax on long-term leases. Since January 1, 2025, Arizona cities and towns can no longer levy transaction privilege tax (TPT) on residential rentals (A.R.S. 42-6004), and licenses that covered only residential rental were canceled automatically. Short-term rentals still owe lodging taxes.
  • Security deposits are capped at one and one-half months’ rent (A.R.S. 33-1321). See our security deposit guide.
  • HOA rental paperwork is limited by A.R.S. 33-1806.01 to tenant names and contact information, lease dates and vehicle details, with a fee of up to $25 per new tenancy.
  • Short-term rental permit. Casa Grande requires a Short-Term Rental Permit under Ordinance No. 1397.05.06, effective January 1, 2025, for any home rented for less than 30 days at a time. The application and annual renewal are $115 each. You need a state TPT license number before applying, must notify neighbors and submit the attestation form within seven business days of receiving the permit, and must post a 24-hour local emergency contact at the property. The city can impose civil penalties of up to $1,000 for every 30 days of operating without a permit, after a 30-day notice.

Casa Grande’s published rental rules focus on short-term rentals. For a standard 12-month lease, the main registration step is the Pinal County Assessor filing above.

Casa Grande neighborhoods and communities

Casa Grande mixes older neighborhoods near the historic downtown, often without HOAs, with newer master-planned subdivisions where HOA rules apply to tenants too.

  • Historic downtown and central neighborhoods: older homes on larger lots, often without an HOA, close to city services.
  • Mission Royale and Villago: master-planned communities with HOAs and community rules tenants must follow.
  • Newer subdivisions on the north and east sides: recent home building, typically with HOAs and community rules on parking, landscaping and exterior changes.
  • Age-restricted communities: some Casa Grande communities are age-restricted, so check the CC&Rs before renting to anyone who does not meet the age requirement.

Nearby, we also manage in Maricopa, Coolidge and Eloy.
