- New industry: Clark Pacific is hiring for up to 150 jobs at a planned precast concrete plant on a 160-acre site near SR-87 and Hanna Road (Hoodline, August 3, 2026). Local rules Coolidge owners should know
The rules that come up most often. This isn’t legal advice; our Arizona landlord-tenant law guide covers more.
- Register with the Pinal County Assessor. A.R.S. 33-1902 requires rental owners to file their contact details and the property’s address, parcel number and year built with the county assessor, using Pinal County’s Notification of Arizona Residential Rental Property form. The fee is capped at $10, changes must be filed within 10 days, and owners who live outside Arizona must also record an Arizona statutory agent. The Assessor’s Office (520-866-6361) can confirm your filing.
- No rental tax on long-term leases. Since January 1, 2025, Arizona cities and towns can no longer levy transaction privilege tax (TPT) on residential rentals (A.R.S. 42-6004), and licenses that covered only residential rental were canceled automatically. Short-term rentals still owe lodging taxes.
- Security deposits are capped at one and one-half months’ rent (A.R.S. 33-1321). See our security deposit guide.
- HOA rental paperwork is limited by A.R.S. 33-1806.01 to tenant names and contact information, lease dates and vehicle details, with a fee of up to $25 per new tenancy.
- Short-term rentals. A.R.S. 9-500.39 bars cities from banning short-term rentals but lets them require a local permit (fee capped at $250), a 24-hour emergency contact and notice to neighbors. Owners also need a state TPT license and $500,000 in liability coverage or a booking platform that provides it. Check with the City of Coolidge for any local permit before listing, and read your HOA’s CC&Rs.
Coolidge neighborhoods and communities
- Established neighborhoods near downtown: older single-family homes, often without an HOA, close to schools and city services.
- Newer subdivisions: much of the city’s recent growth is in newer single-family subdivisions, which usually have HOAs whose rules on parking, landscaping and exterior changes apply to tenants.
- Near Casa Grande Ruins National Monument: the monument sits on the north side of the city, and nearby homes are a short drive from downtown.
If your Coolidge home is newer, detailed move-in inspections and prompt maintenance requests also help protect any remaining builder warranty.
Nearby, we also manage in Casa Grande, Florence and Eloy.
