El Mirage, AZ rental management · plans from $75/mo
El Mirage property management for single-family rentals
Property Plus USA (also known as AZ Property Experts) manages single-family rental homes in El Mirage, the compact West Valley city between Surprise and Luke Air Force Base. We are a Chandler-based company managing hundreds of homes across the Phoenix metro, with Designated Broker Kirsten Shafer (Arizona broker license BR535992000).
El Mirage has a higher share of renters than most of its neighbors, so well-priced, well-kept homes compete well. Updated October 2026.
What we do for El Mirage owners
We handle the day-to-day work of renting a El Mirage home: a rental pricing analysis, marketing (including the ARMLS listing service used across the Phoenix area), tenant screening, leasing, online rent collection, maintenance coordination with 24/7 emergency response, move-in and move-out inspections, and HOA registration help. Owners get monthly and year-end statements and ACH deposits through the Rentvine owner portal. If an eviction is needed, we handle it through counsel.
Every plan has a $500 leasing fee. Monthly plans start at a $75 flat fee. See the pricing page for what each plan includes, or read more on our owner services page.
El Mirage rental snapshot
- Population: 35,820 on July 1, 2025, essentially flat (+0.1%) since the April 2020 estimates base, according to U.S. Census Bureau QuickFacts (Vintage 2025). The city is largely built out.
- Ownership: 69.7% of occupied homes are owner-occupied (Census American Community Survey, 2020–2024), which means roughly three in ten households rent.
- Rent level: median gross rent was $1,806 in the Census Bureau’s 2020–2024 American Community Survey. It covers all rental types, so we price from current comparable homes.
- Employers: the Arizona Commerce Authority’s El Mirage profile lists Luke Air Force Base, a BNSF vehicle distribution center, Cemex, Forterra Pipe & Precast, Walmart and the Dysart Unified School District among major employers.
- Commute: Loop 303, US 60 (Grand Avenue) and the Northern Parkway corridor connect El Mirage to I-10, I-17 and the rest of the Valley.
- Schools: Dysart Unified serves all of El Mirage, and Dysart High School is in the city.
Local rules El Mirage owners should know
Short-term rentals
We did not find an El Mirage-specific short-term rental permit program as of October 2026. State law (A.R.S. 9-500.39) still applies: cities cannot ban short-term rentals, but they may require a permit, an emergency contact, neighbor notice and at least $500,000 in liability insurance, and owners need a state TPT license for stays under 30 days. Check with the city’s business licensing office before you list.
County registration
Every rental must be registered with the Maricopa County Assessor under A.R.S. 33-1902, and out-of-state owners must name an Arizona statutory agent. Cities can impose civil penalties for unregistered rentals.
Rental tax
City transaction privilege tax on long-term residential rentals ended January 1, 2025, according to the Arizona Department of Revenue, so you no longer collect it from tenants on leases of 30 days or more. This is general information, not legal advice. Our Arizona landlord-tenant laws guide covers notices and deposits.
El Mirage neighborhoods and communities
El Mirage was founded in 1937 and incorporated in 1951 (Arizona Commerce Authority). Its housing ranges from older homes near the original town site to larger subdivisions built as the West Valley grew. Many of the newer subdivisions have HOAs with their own leasing and parking rules.
- Near Luke Air Force Base: the city borders the base, so military households are part of the tenant pool. We work with each tenant’s move timing and lease length needs within Arizona law.
- Along Grand Avenue and Thunderbird Road: quick access to US 60 for commuters heading toward Glendale and Phoenix.
- Northern El Mirage near Loop 303: convenient for tenants working in Surprise, Peoria or the Loop 303 industrial corridor.
Under A.R.S. 33-1806.01, an HOA can request tenant names, lease dates and vehicle information and charge up to $25 per new tenancy. We handle that registration and keep the association informed.
Flat fee or percentage: choosing a plan for your El Mirage rental
The right plan depends on your rent level, how hands-on you want to be, and how much risk you want to carry.
- Basic, $75 a month flat. The fee stays the same as rent rises. Lease renewals are $199, file setup is $199, and a $200 realtor commission applies. Includes a 6-month lease guarantee.
- Traditional, 8% of monthly rent ($89 minimum). No marketing fee, no realtor commission and no file setup fee. Renewals are $150. Includes a 6-month lease guarantee.
- Property Plus, 10% of monthly rent ($125 minimum). No marketing, renewal or file setup fees. When we place the tenant, it adds landlord protection up to $50,000 (tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction up to 2.5 months, tenant skip up to 2 months, service-animal damage, and wrongful-eviction lawsuit defense), plus two interior and two drive-by HomeCare Checks a year.
A flat fee can make sense for higher-rent homes because the cost does not grow with the rent. Owners who live out of state or want fewer surprise costs may prefer Property Plus for the protection and inspections. With a large renter share, steady leasing matters; the Property Plus plan’s lost-rent and tenant-skip coverage can help when a lease ends badly. Compare the details on our pricing page.
We also manage in nearby Surprise, Glendale and Peoria.
