Who manages rental homes in Gold Canyon?
Property Plus USA manages single-family rental homes in Gold Canyon, from pricing and tenant screening to rent collection, maintenance and year-end statements. We’re a Chandler-based company led by Designated Broker Kirsten Shafer (Arizona broker license BR535992000), managing hundreds of homes across the Phoenix metro and Pinal County.
Gold Canyon is an unincorporated community in Pinal County along US 60, just east of Apache Junction and below the Superstition Mountains. There’s no town government, so Pinal County rules apply, and the Pinal County Sheriff’s Office handles law enforcement.

Gold Canyon rental snapshot
Updated October 2026. Population and housing figures are from the U.S. Census Bureau (2020 Census and QuickFacts).
- Population: 11,404 in the 2020 Census, up from 10,159 in 2010. The Census Bureau doesn’t publish annual estimates for Gold Canyon because it’s a census-designated place, not a city.
- An older community: the 2020 Census put the median age at 66.8, with 55.5% of residents 65 or older. If your community’s CC&Rs set age rules, they apply to tenants too.
- Renters: the owner-occupied rate is 94.2% (American Community Survey 2020–2024), so rentals are a small share of homes.
- Rents and values: median gross rent was $1,542 and the median owner-occupied home value was $508,100 (ACS 2020–2024). These are five-year averages, not current asking rents; we price each home individually.
- Schools: Gold Canyon is part of Apache Junction Unified School District.
- Fire and EMS: the Superstition Fire & Medical District covers Gold Canyon along with Apache Junction and nearby unincorporated areas.
- Outdoors: Pinal County’s 498-acre Peralta Regional Park, east of Peralta Road, opened in January 2023.
- Commute: US 60 runs west through Apache Junction to Mesa, Tempe and Phoenix.
Local rules Gold Canyon owners should know
This isn’t legal advice, but these rules come up often for Gold Canyon rentals.
- Pinal County rental registration. Under A.R.S. 33-1902, register the home with the Pinal County Assessor before a tenant moves in. Owners who live outside Arizona must name an Arizona statutory agent, and changes must be filed within 10 days.
- Rental tax. Long-term leases of 30 days or more don’t owe city rental sales tax. Gold Canyon has no city, and since January 1, 2025 state law bars any city from levying one (A.R.S. 42-6004(H)). Stays under 30 days owe state and county lodging tax and need an Arizona Department of Revenue TPT license.
- Short-term rentals. Counties can’t ban short-term rentals, but A.R.S. 11-269.17 lets them require a permit (fee capped at $250), a 24/7 emergency contact and other safeguards in unincorporated areas. We didn’t find a separate Pinal County short-term rental permit as of October 2026, so confirm with Pinal County and check your CC&Rs before listing.
- Vacant and seasonal homes. A 2026 law (SB 1426, Laws 2026, chapter 69, signed May 29, 2026) updated Arizona’s forcible detainer rules for unauthorized occupants who aren’t tenants. It doesn’t change landlord-tenant remedies, but it matters for homes that sit empty between leases.
- Desert living. Homes back up to open desert near the Superstition Wilderness. Keep brush cleared around the house, and ask your insurer about wildfire coverage.
Gold Canyon neighborhoods and communities
Most Gold Canyon homes are in HOA communities, including the Superstition Mountain golf community, Mountainbrook Village and the Superstition Foothills area, plus nearby Entrada del Oro.
Arizona law (A.R.S. 33-1806.01) lets you rent your home unless the declaration prohibits it, but you must follow any rental time period rules in your CC&Rs. An age-restricted community can require a government-issued photo ID showing the tenant meets its age rules. Beyond that, an HOA can collect only basic tenant details and up to $25 per new tenancy. We review your CC&Rs and handle HOA registration.
We also manage nearby in Apache Junction, Mesa and Queen Creek.

No. Gold Canyon is an unincorporated community in Pinal County, so county rules apply and the Pinal County Sheriff’s Office provides law enforcement.
With the Pinal County Assessor, as A.R.S. 33-1902 requires before the home is occupied. Out-of-state owners must also name an Arizona statutory agent.
State law doesn’t let Pinal County ban short-term rentals, and we didn’t find a separate county permit requirement as of October 2026. Your CC&Rs may still set minimum lease terms, and you’ll need an Arizona TPT license for stays under 30 days.
Yes. In an age-restricted community, A.R.S. 33-1806.01 lets the HOA require a government-issued photo ID confirming the tenant meets the age requirement.
Gold Canyon is part of Apache Junction Unified School District. Tenants should confirm the assigned schools with the district for a specific address.
The Superstition Fire & Medical District, which also serves Apache Junction and nearby unincorporated areas.
Plans start at $75 per month on our Basic plan. The Traditional plan is 8% of monthly rent ($89 minimum) and the Property Plus plan is 10% ($125 minimum); every plan has a $500 leasing fee.
When Property Plus USA places the tenant, the plan covers up to $50,000, including tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction (up to 2.5 months) and tenant skip (up to 2 months). It also covers service-animal damage and wrongful-eviction lawsuit defense.
No. Since January 1, 2025, Arizona law (A.R.S. 42-6004(H)) bars cities and towns from levying transaction privilege tax on residential rentals, which covers leases of 30 days or more. Short-term rentals under 30 days are still taxed as transient lodging.
Under A.R.S. 33-1806.01, an HOA can ask only for adult occupants’ names and contact information, lease dates and vehicle information (plus a photo ID in age-restricted communities), and it can charge up to $25 per new tenancy. Your CC&Rs can still set leasing rules, such as minimum lease terms, which we review before listing.
Arizona caps security deposits, including prepaid rent, at one and a half months’ rent (A.R.S. 33-1321). After move-out, the landlord has 14 business days to return the deposit with an itemized list of deductions.
