Laveen, Phoenix rental management · plans from $75/mo
Laveen property management for single-family rentals
Property Plus USA (also known as AZ Property Experts) manages single-family rental homes in Laveen, the Phoenix urban village between South Mountain and the Salt River. We are a Chandler-based property management company serving the Phoenix metro, with Designated Broker Kirsten Shafer (Arizona broker license BR535992000).
Laveen is part of the City of Phoenix, so Phoenix city rules apply to rentals here. Updated October 2026.
What we do for Laveen owners
We handle the day-to-day work of renting a Laveen home: a rental pricing analysis, marketing (including the ARMLS listing service used across the Phoenix area), tenant screening, leasing, online rent collection, maintenance coordination with 24/7 emergency response, move-in and move-out inspections, and HOA registration help. Owners get monthly and year-end statements and ACH deposits through the Rentvine owner portal. If an eviction is needed, we handle it through counsel.
Every plan has a $500 leasing fee. Monthly plans start at a $75 flat fee. See the pricing page for what each plan includes, or read more on our owner services page.
Laveen rental snapshot
- Part of Phoenix: Laveen Village is one of Phoenix’s urban villages, with its own Village Planning Committee and the Laveen Village Character Plan guiding growth (City of Phoenix).
- Citywide numbers: the Census Bureau does not publish a separate Laveen population estimate. Phoenix had 1,665,481 residents on July 1, 2025 (Census Vintage 2025, released May 2026), with 57.3% of occupied homes owner-occupied and a median gross rent of $1,582 (American Community Survey 2020–2024). Laveen’s newer single-family homes typically rent differently from the citywide figure, so we price from local comparables.
- Commute: Loop 202 (South Mountain Freeway) runs along Laveen’s edge, linking tenants to I-10 west and the East Valley, and downtown Phoenix is close by.
- Schools: Laveen Elementary School District #59 serves much of the village, and high school students generally attend Phoenix Union High School District schools. We confirm the boundary for each address.
- Utilities: as part of Phoenix, most homes receive city water, sewer and trash service.
Local rules Laveen owners should know
Phoenix short-term rental permit
Phoenix requires every short-term rental to have a permit from the Planning and Development Department. The fee is $250 for the initial application and each renewal. Before the permit, you must send a Notice of Intent by certified mail to adjacent single-family properties (including those across the street or diagonal) and to registered HOAs and neighborhood associations within 600 feet. The permit number must appear on every ad. Starting April 4, 2026, if the property has an accessory dwelling unit with a certificate of occupancy issued on or after September 14, 2024, the owner must attest that they live on the property.
County registration
All rentals must be registered with the Maricopa County Assessor under A.R.S. 33-1902, and out-of-state owners must name an Arizona statutory agent. Phoenix can impose civil penalties for unregistered rentals.
Rental tax
Phoenix’s city tax on long-term residential rentals ended January 1, 2025, along with every other Arizona city’s, according to the Arizona Department of Revenue. Short-term stays under 30 days are still taxed. This is general information, not legal advice. See our Arizona landlord-tenant laws guide.
Laveen neighborhoods and communities
Laveen combines HOA-governed subdivisions with larger-lot properties that reflect the village’s rural and agricultural roots, which the Laveen Village Character Plan aims to preserve. Most rentals are in the 85339 ZIP code.
- HOA subdivisions: most of Laveen’s single-family rentals are in planned subdivisions with HOAs, parks and shared amenities. Check each community’s CC&Rs for leasing rules.
- Near Loop 202 and 51st Avenue: quick freeway access and nearby shopping make these areas convenient for commuters.
- Larger-lot and rural properties: fewer HOA rules, but owners should plan for well, septic, irrigation or livestock-related maintenance where it applies.
Under A.R.S. 33-1806.01, an HOA can request tenant names, lease dates and vehicle information and charge up to $25 per new tenancy, but it cannot require a copy of the lease or the tenant’s credit report. We handle that registration for you.
Flat fee or percentage: choosing a plan for your Laveen rental
The right plan depends on your rent level, how hands-on you want to be, and how much risk you want to carry.
- Basic, $75 a month flat. The fee stays the same as rent rises. Lease renewals are $199, file setup is $199, and a $200 realtor commission applies. Includes a 6-month lease guarantee.
- Traditional, 8% of monthly rent ($89 minimum). No marketing fee, no realtor commission and no file setup fee. Renewals are $150. Includes a 6-month lease guarantee.
- Property Plus, 10% of monthly rent ($125 minimum). No marketing, renewal or file setup fees. When we place the tenant, it adds landlord protection up to $50,000 (tenant vandalism up to $50,000, theft up to $25,000, lost rent during an eviction up to 2.5 months, tenant skip up to 2 months, service-animal damage, and wrongful-eviction lawsuit defense), plus two interior and two drive-by HomeCare Checks a year.
A flat fee can make sense for higher-rent homes because the cost does not grow with the rent. Owners who live out of state or want fewer surprise costs may prefer Property Plus for the protection and inspections. Compare the details on our pricing page.
